Airpark 137 is comprised of 137 acres (3 contiguous parcels) at the south end of the Grant County International Airport.

Owned by the Port of Moses Lake, Grant County International Airport is one of the largest airfields in the United States. Formerly owned by the Federal Government and used by the Strategic Air Command, it was historically an important military area of operation.

The Airpark 137 buyer will have an opportunity to join companies like Mitsubishi, General Dynamics, Boeing, Genie Industries and many others to work with the Port of Grant County to heavily influence the course and location of future infrastructure investments.

Linking Opportunity Zone tax advantages and new market tax credits, economical electrical power from the PUD, already in place robust infrastructure, and extremely accommodating City/County/Port permitting agencies should make the return on investment from these properties very attractive to an aviation or industrial investor.

ASPI Airpark is a premier aerospace manufacturing and operations site. At 137 acres it represents one of the most unique private ownership aerospace properties in the Western U.S.

Access to the massive 13,500 ft. Grant County International Airport's main runway is via a dedicated taxiway and pursuant to a through-the-fence agreement.

This former USAF B-52 ready alert apron has pre-existing hard stands, interior taxiways, City of Moses Lake trunk water and sewer utilities, a fire suppression hydrant loop, and newly installed LED ramp lighting throughout. These existing improvements could not be duplicated for $20 million.

For the past two years, the property has been used by the Boeing company as its 737 max return to service center and has a current FAA PC-700 production. Boeing made numerous improvements to the site including scarifying all existing concrete areas, new taxiway striping and a strategically placed grounding system, adding an additional ramp apron, and new LED lighting. Boeing obtained an FAA PC700 aerospace production certificate for the site.

The site also has access to the Port of Moses Lake’s industrial process wastewater treatment system, is within a U.S. designated Opportunity Zone, and has access to Foreign Trade Zone #203 and U.S. customs, previously it carried potential spaceport and supersonic corridor designations.

Priced at $250,000 per acre this represents an unparalleled value that, once gone, is almost impossible to duplicate.

The Hybrid Option

With lower cost off-airport site 3 (Tech Park 125) in close proximity, the hybrid option would allow the user to site its main production, manufacturing, and assembly activities in larger facilities on lower-cost off-airport industrial sites 2 and/or 3 and coupling them to a smaller portion of the premier ASPI airpark ramp site 1 located on the 13,500 ft. Main runway (32R). Off-airport site 3 is positioned in close proximity to the ASPI Airpark (approximately 1.3 miles for site 3) for easy connectivity of operations to the Airpark property. The required size of the ramp operations area on ASPI Airpark is scalable to the user's needs.
